This phase of the project includes 17,000 sf of street level retail space. HVAC for the office floors is provided by a water-cooled, self-contained, variable air volume air conditioning unit on each floor. A dedicated cooling tower and condenser water system is to serve future retail tenant air conditioning units as well as air conditioning units for office floor tenants requiring 24/7 environmental control. Special attention has been given to the Owner’s desire for energy efficiency, including a building automation system and occupancy-sensor lighting control.
